Selling or buying in Koh Samui: common questions

  • Where on Samui does most of the buying happen?

    The north coast between Maenam, Bophut and Choeng Mon draws a lot of the resident and second-home interest, helped by its calmer water and its proximity to the airport. Chaweng and Lamai on the east are the busy commercial beaches. The south and west, around Taling Ngam and Lipa Noi, are quieter and sell largely on sunset views.

  • Is this a villa market?

    Overwhelmingly. The island’s signature product is a hillside house with a sea view, often on a sloping plot reached by a private road, and buyers are usually purchasing land as well as a building. Condominium schemes exist but form a small part of the picture. That makes title, road access, water supply and drainage the questions that decide most sales here.

  • Can I build higher up the hill for a better view?

    Not freely. Samui has planning controls on hillside and elevated construction, and they exist because of slope stability and water runoff rather than aesthetics. What is permitted depends on the plot, and the office that answers is the local Tesaban together with the provincial planning authority, not the seller and not the agent. Confirm before you pay for a view that cannot be built.

  • Does the rainy season here match the rest of Thailand?

    No, and that catches people out. The Gulf side of the isthmus gets its heaviest weather later in the year than the Andaman coast does, so the wettest weeks on Samui fall when Phuket is already busy. Plan viewings, photography and any handover works around the island’s own calendar rather than a general Thai one.

  • What does an island location change about choosing an agent?

    Most buyers arrive by plane or ferry for a few days, so viewings have to be assembled into a tight itinerary rather than spread over weeks. Ask how an agent plans that trip, how quickly they can get a serious enquirer in front of your property, and what they do with buyers who have already flown home undecided.
