Maret is the sub-district on the south-east of Koh Samui, and in practice most people mean Lamai when they say it — the beach and the town along it sit inside Maret, and listings use the two names interchangeably. Lamai is the island’s second commercial beach after Chaweng, with a working centre of shops, restaurants and a night market, and a beach that is longer and less densely built than its neighbour to the north.
The southern end of the beach finishes at the Hin Ta and Hin Yai rock formations, and behind the coastal strip the land climbs into hills that carry much of the residential development. That gives the area two quite distinct propositions in one name: a walkable beachfront town with condominium stock and commercial premises, and a hillside above it where the product is a villa with a sea view and a private access road. The gap between what those two are worth, and who buys them, is wide.
Buyers here are Thai, German and British in the main. The area draws people who want Chaweng’s convenience without its density and are willing to be twenty minutes further from the airport for it, which is a real trade for a resident and close to irrelevant for a holiday buyer — so the same property reads very differently depending on which one is looking at it.

Effectively yes for a buyer. Maret is the administrative sub-district and Lamai is the beach and town inside it, and agents and portals use whichever name suits the listing. If you are comparing properties, check the position on a map rather than the label, because the sub-district also covers hillside land well back from the beach itself.
Lamai generates real holiday demand but less of it, and from a slightly different visitor. That usually means a longer average stay and a quieter operation, against fewer bookings at peak. If a letting record exists for the property, ask to see the occupancy pattern across a full year rather than a headline figure, because the shape matters more than the total here.
They are two markets sharing one name. The beachfront strip is condominiums and commercial premises bought for convenience and footfall. The hillside is villas bought for the view and the privacy, with all the access, water and slope questions that come with them. Comparable evidence from one tells you very little about the other.
It cuts both ways within a short distance. Being able to walk to shops, a market and restaurants supports value for residents and for letting. The lanes carrying the evening trade are a different matter and are best assessed after dark. A property two or three streets back usually gets the benefit without the cost.
Longer than from the north coast, because the route follows the ring road around the island rather than cutting across it. That is a genuine consideration for someone flying in and out regularly, and close to none for a holiday buyer who does it twice a year. Establish which of those your likely buyer is before pricing.
