Nathon is the administrative town of Koh Samui, on the west coast facing the mainland, and it is the one part of the island that was never built for visitors. The vehicle ferry from Don Sak arrives here, the government offices are here, and so is the Land Office where every transfer on the island is registered — which means most owners end up in Nathon at least once whether or not they have ever considered living in it.
The town itself is a compact grid of shophouse streets behind a working waterfront, with a market, banks and the practical businesses an island of this size needs. It has none of the resort infrastructure of the north and east coasts, and its beach is a working shoreline rather than a swimming one. What it has instead is a genuine Thai town, a west-facing outlook over the channel, and prices that reflect being outside the tourist economy.
Residential stock is mostly houses and shophouses serving people who work on the island rather than visit it. Buyers are almost entirely Thai. For an overseas owner, the realistic reasons to look here are a commercial premises, a long-term rental to residents, or land — and each of those is a different transaction from the villa purchases that dominate the rest of Samui.

Yes, for someone who wants a working town rather than a resort. Shops, banks, a market and the ferry are all within walking distance, which is unusual on this island. What it does not offer is a swimming beach, an international restaurant scene or the villa stock buyers usually come to Samui for.
Commercial premises, shophouses and land are the honest answers. Nathon serves the resident and working population, so demand is steady and local rather than seasonal. A holiday villa is the wrong product for this side of the island, and pricing one as though it were on the north coast will simply leave it unsold.
It shapes the traffic and the rhythm of the waterfront rather than the residential streets behind it. Vehicle sailings bring lorries and coaches through at predictable times, which is worth seeing for yourself before buying close to the pier. A few streets inland the effect largely disappears.
