The beach road and the blocks immediately behind it hold the condominium stock, Khao Takiab and Khao Tao continue that line southwards, and Cha-am sits to the north with a longer-standing Thai holiday market. Inland to the west, the golf-course estates and hillside villages are a separate world again, and Pranburi further south is quieter still.
Both, and that balance is what makes the town harder to summarise than a single-product market. The seafront is apartment territory bought for views and lock-up-and-leave convenience. A few kilometres inland the stock turns into villas with gardens on managed estates, usually with a service charge and a residents’ committee attached. Which of the two you own decides your buyer.
Because the capital is a comfortable drive or train ride away, and has been since the royal family began coming here generations ago. That has built a durable Thai weekend and retirement market alongside the foreign one, which is unusual among Thai beach towns. It also means demand holds up through periods when international arrivals are thin.
Northern Europeans are strongly represented, many of them retired or semi-retired and here for the cooler half of the year rather than permanently. That shapes the calendar: enquiries and viewings pick up when those buyers are in the country. An agent who works this market year-round should be able to tell you when their own enquiry volume rises and falls.
Ask whether they market to Thai buyers, foreign buyers, or both, and see whether the answer matches your property. Ask what your estate or building charges annually and whether that has put buyers off before. And ask how they intend to reach someone sitting in Bangkok or Stockholm who will not travel down until they are already interested.
