Real estate agents in Khao Takiab, Hua Hin

Khao Takiab is the headland at the southern end of Hua Hin’s beach and the area that has grown up along the road leading to it. The hill itself carries a temple and a well-known population of macaques, and the beach running north from its foot back towards the town is broader and less built than the stretch directly in front of the centre. That combination — sand on one side, a defined landmark at the end — is what most of the development here faces.

The building along this road is newer than in the town and taller, and the standard product is a condominium unit in a block with a pool, parking and often a gym, aimed at buyers who want the beach without the density of the centre. Khao Tao continues the same line a little further south and is quieter again. The whole stretch depends on driving in a way the town does not, and that is the main practical difference between them.

Buyers here are Thai, German and Russian in the main, and a meaningful share buy with letting in mind alongside their own use. That makes the building’s management, its rules on short stays and the state of its facilities more important to the price than they would be in an owner-occupied block, and it is where a seller’s preparation usually pays.

Selling or buying in Khao Takiab: common questions

  • How does this compare with buying in the town centre?

Newer buildings, more facilities and a broader beach, against a genuine loss of walkability. In the centre a resident can reach a market, restaurants and the station on foot; here most journeys involve a vehicle. Buyers who have weighed both usually know which side of that they fall on before they arrive.

  • Are the monkeys on the headland an actual consideration?

For properties close to the hill, yes, and it is better raised than discovered. The troop is resident and habituated to people, and buildings nearest the headland manage the consequences as a matter of routine. It is worth asking the juristic person what measures are in place rather than treating it as a curiosity.

  • What should I ask about a building with a rental programme?

Whether the scheme is run by the developer, the juristic person or an outside manager, what the terms are, and whether they transfer with the unit. Ask too what the building’s own rules say about short stays, because that governs what a buyer may actually do regardless of what a brochure implies.

  • Does a sea view here stay a sea view?

More reliably than in the town, because the plots along this road are larger and the building line is less continuous — but it is still a question about what sits between your unit and the water. Establish what the land in front is zoned for and whether anything is permitted before paying a premium for the aspect.

  • Is the resale competition within a building an issue?

Frequently, and it matters more than the wider market. These are large blocks with repeating layouts, so several owners may be selling similar units at the same time. Ask your agent how many comparable units in your own building are currently listed and at what prices before setting yours.
