    The beachfront strip through Jomtien is the volume end, Pratumnak sits on the headland between Jomtien and the city, and Naklua and Wongamat to the north are the quieter, more residential choice. Inland to the east, gated housing estates serve families and retirees who want a garden. Those four submarkets attract different buyers and rarely share the same agents.

  • Is Pattaya condominium stock or houses?

    It is genuinely split, which is unusual. The coastal strip is dense with condominium towers, while the land east of Sukhumvit Road is laid out in estates of detached houses and pool villas. The split matters because foreign buyers can hold a condominium unit as freehold under the Condominium Act, whereas a house on its own plot needs a lease or a company, and proper legal advice.
