Naklua occupies the northern end of the bay, above the point where Pattaya proper stops. It was a Thai-Chinese fishing settlement before the resort city reached it and has kept more of that than anywhere else along this coast: the working pier and the fresh market beside it still set the rhythm of the mornings, and the Sanctuary of Truth, the carved teak building on the headland, sits at the end of one of the sois rather than in a tourist quarter of its own.
The residential half of the area is Wongamat, the beach stretch on the seaward side, and it reads quite differently from the rest of Naklua. This is where the low-density towers and the beachfront villas are, on plots that are larger than anything Central Pattaya has left. Inland of the main road the turnings are numbered and largely Thai-residential — shophouses, older townhouses and a scattering of small blocks — and the change in character between one side and the other is abrupt enough that the area name on a listing tells you very little on its own.
Buyers here are mainly Russian, Thai and German, and a good proportion are buying to live rather than to let. That shows up in what sells: quieter aspects, larger floor plates and buildings where most of the neighbours are permanent. It also means the pool of buyers for any given unit is smaller and slower-moving than in the centre, which is a pricing consideration rather than a problem.

At the northern end of Pattaya Beach, roughly where Beach Road turns inland. The boundary is administrative rather than visible, and listings on either side of it borrow whichever name suits. Check the soi number and the position on a map rather than the area label, because the difference in character over a few hundred metres here is larger than the name suggests.
Not quite. Wongamat is the beach and the seaward strip along it, and it is where most of the higher-value stock sits. Naklua is the wider area including the port, the market and the inland sois. A listing marketed as Wongamat that is several turnings inland is stretching the name, and the walk to the sand is the way to check it.
Space and quiet against convenience and liquidity. Plots are bigger here and the streets are calmer, which is why owner-occupiers choose it. The cost is that fewer buyers are looking in this specific area at any moment, so a sale can take longer and depends more on the property being presented properly than on the market carrying it.
It affects the immediate streets around it and very little beyond them. The working pier and market generate early activity, traffic and smell in their own few sois. Buildings on the Wongamat side are far enough away to be unaffected. As with any working waterfront, the honest test is a morning viewing rather than an afternoon one.
Some, and they are the reason people look at this area rather than the city. They are a small and finite set of plots, they rarely reach the portals before an agent has shown them to a known buyer, and they trade on land and frontage rather than on building condition. Anyone selling one should be asking what comparable frontage has actually completed.
