The north-west coast around Cherng Talay, Bang Tao, Layan and Surin carries much of the resort-grade villa and branded-residence market. Patong, Karon and Kata are the condominium end of the island, and the southern tip at Rawai, Nai Harn and Chalong is where a lot of year-round residents actually live. Mai Khao sits near the airport and trades on that.
Both, and which one you are in decides almost everything about the sale. A villa is a land transaction, so title, access rights, boundary and the ownership structure all have to be checked. A unit in a beachfront block is a transaction with a juristic person and its rules. Agents tend to specialise in one or the other, whatever their website implies.
It changes who is on the island to view. The Andaman coast has a wet, windy stretch through the middle of the year, and overseas buyers largely travel here outside it, so viewing traffic is not evenly spread. That does not mean a low-season listing is wasted, but it does mean photography, drone footage and video walkthroughs carry more of the weight.
Because a large share of the island’s stock was sold as income property rather than as a home. Where a development runs a managed letting scheme, the terms of that scheme travel with the unit and a buyer will want to read them. Short-term letting also needs the right licence under Thai law, so the honest answer is building by building.
Ask where their buyers come from and in what language they are handled, because this market is served by several distinct nationalities at once. Then ask what they have sold within a short drive of your property in the past year. Island-wide experience is common; genuine familiarity with one coast, its access roads and its developments is what actually moves a sale.
