Nai Harn sits at the bottom of the island inside a bay closed off by headlands at either end, a few minutes west of Rawai and just short of Promthep Cape. It is a recognised anchorage, and on a clear dry-season morning the yachts lying offshore are the first thing anyone notices from the sand.

What you will not see is a wall of building along the shore. A freshwater lagoon and the grounds of a long-established monastery lie directly behind the beach, and the result is a frontage left largely open, in sharp contrast to the built-up seafronts further north. Housing therefore occupies the slopes around the bay and the road running back towards Rawai.

That geography keeps supply tight. Villas make up most of what trades, alongside a limited number of apartment schemes, and buyers skew British and Russian — frequently people who knew the island well before they bought anything on it. Since a villa involves land, and land is closed to foreign freehold under Thai law, each deal rests on either a registered lease or a Thai corporate owner, and that structure is something to understand fully before committing rather than afterwards.

  • Why is the beachfront so undeveloped?

    The ground immediately behind the sand is not ordinary development land: a lagoon takes up part of it and monastery grounds take up another part. Whatever the precise arrangement, the practical effect is plain from the beach — open space where other Phuket bays have hotels and rows of shophouses. It is the single biggest reason the bay looks as it does.

  • Is Nai Harn the same place as Rawai?

    They are neighbours and share a subdistrict, but they are not interchangeable. Rawai is the flatter, busier, more residential side with the boats and the seafood; Nai Harn is the swimming bay over the hill, quieter and steeper, with fewer shops in walking distance. Plenty of people live on one side and use the other daily.

  • What does a sea view here actually mean?

    Usually elevation. Because the flat ground behind the beach is largely unbuilt, an outlook generally comes from a hillside plot, which in turn means a car for every errand and a driveway that can be steep. Ask whether the view is protected by the shape of the land or merely by an empty neighbouring plot that could be built on.

  • How steep is the access?

    Steep in places. The roads climbing away from the bay were laid out incrementally, and some final approaches are shared, privately maintained and hard going in heavy rain. Establish who is responsible for resurfacing and drainage on the stretch that serves the house, since that obligation follows the property and rarely appears in a listing.

  • Can a foreigner own the villa and the land?

    The house yes, the ground no. Thai law does not permit foreign freehold ownership of land, so the plot is either leased to you under a registered agreement or owned by a Thai company. Which route suits you turns on how long you intend to hold the property and what you want to happen to it afterwards, so take proper advice.
