Maenam occupies the north-west shoulder of Koh Samui, between Nathon and Bophut, and it is the longest continuous stretch of quiet beach the island has. The coast road runs a little back from the sand with a scatter of small resorts, restaurants and shops along it, and a short walking street forms the centre. Behind that the land rises quickly into hills, which is where most of the residential building has gone.

That hillside is what the area actually sells. A plot two or three minutes up the slope looks north over the channel towards Koh Phangan, and because the coast here is oriented differently from the east side of the island, those views take in the sunset as well as the water. The trade-off is the road you reach it by: many of these plots are served by steep private access that varies enormously in condition and in who is responsible for it.

Maenam has stayed quieter and less built than Bophut or the east coast, and it attracts buyers who treat that as the point rather than as a shortfall. Demand is Thai, German and British in the main, weighted towards people intending to live here for at least part of the year, which makes the practical questions — water, power, access, drainage — matter more than presentation does.

Someone buying to let sees a smaller pool of holiday demand than Chaweng or Bophut generates. Selling well here means being clear which of those two you are talking to rather than trying to appeal to both.

  • What should I ask about a hillside access road?

    Who legally owns it, who pays to maintain it, and whether your right to use it is written into the title or merely customary. Steep private roads on this island are often shared between several plots under an informal arrangement that works until it does not. Have a lawyer confirm the access in writing before any deposit changes hands.

  • How does the water supply work up the slope?

    It varies by plot and it is worth establishing early. Some properties are on a mains connection, others rely on a borehole, a storage tank or deliveries, and the arrangement affects both running costs and what a buyer will pay. Ask what the supply is, what it costs through a dry stretch, and whether it has ever failed.

  • Do the sunset views hold their value?

    They hold it better than a view over flat land, because the slope means a building below you has to be very close to block the outlook. It is still worth checking what the plot immediately downhill is zoned for and whether anything is under construction. A view that depends on a neighbour not building is not really a view you own.

  • How far is the rest of the island from here?

    Close enough that it is not a constraint, though everything involves the ring road. The airport and Fisherman’s Village are a short drive east, and Nathon and its pier are a similar distance west. Buyers who expect to walk to shops and restaurants should be shown the actual centre here rather than told the island is small.
