Koh Phangan sits a short crossing north of Koh Samui in the Gulf of Thailand, and the crossing is the defining fact about it. There is no airport on the island. Everyone and everything arrives by boat, most of it through Thong Sala on the south-west coast, and the practical consequence is that Samui functions as the island’s airport, hospital and building-supply yard. Anyone weighing a purchase here is also weighing that dependency, which is manageable but is not the same as living on the mainland.
The island is far more mountainous than its neighbour and much of the interior is protected, so development is confined to the coastal fringe and reads as a set of distinct settlements rather than a continuous strip. Haad Rin at the southern tip is known internationally for the full moon gathering on its beach and behaves quite unlike the rest of the island. Srithanu on the west coast has grown into a wellness and long-stay community with a resident international population. Chaloklum in the north is still recognisably a fishing village. What sells in one of them has little bearing on what sells in another.
The stock is predominantly villas and houses rather than condominiums, frequently on sloped land with a sea aspect, and that shapes both the buying and the selling. Access roads, water supply, electricity connection and the legal position of the land itself matter more here than the building does, and they are the questions that decide whether a plot is worth what is being asked for it.

If you want someone who has actually completed on the island, ask them directly which Phangan deals they have closed and when, exactly as you would anywhere else.
More for daily life than for the purchase. Every journey off the island involves a boat and a schedule, and that affects deliveries, contractors, medical appointments and how easily guests reach a rental. It does not prevent anything. It does mean building or renovating here takes longer and costs more than the same work on Samui, which is worth pricing in early.
The title document and what it actually permits, the legal access to the plot, and the water and power supply. Sloped land with a view is common and so are informal access arrangements across a neighbour’s land. Have a lawyer confirm the title and the access in writing before any deposit, because these are the issues that stop a sale at the Land Office.
Yes, and treating them as one is the most common mistake. Haad Rin, Srithanu and the northern villages attract different buyers for different reasons, and the roads between them are slow. A price achieved on the west coast tells you very little about the north. Ask for comparables from the same stretch of coast, not from the island as a whole.
Judge it on completed transactions rather than on address. A Samui agency with a record of closing on Phangan and a buyer list that crosses the water is usually stronger than a local office without one. What you are looking for either way is someone who can name the last few sales they completed on your side of the island.
