Wat Ket occupies the east bank of the Ping River, directly across from the Old City and reached by the Nawarat Bridge. It was Chiang Mai’s trading quarter when the river was how goods arrived, and the legacy of that is still legible in the street: the temple that gives the area its name, a run of old shophouses, and a scattering of buildings put up by the foreign traders and missionaries who settled on this side rather than inside the walls.
The river frontage is what distinguishes the area from anywhere else in the city. Chiang Mai has only so much of it, most of the rest is in commercial or hotel use, and a residential property with genuine river aspect is a small and finite category. Behind the frontage the streets are quiet and low-rise, with houses, converted shophouses and a limited amount of condominium stock.
Buyers are Thai and British in the main. The area appeals to people who want the Old City’s walkability and character without being inside the tourist circuit, and who are content to cross a bridge for it. That is a genuine and durable proposition, and also a narrow one: this is not a market with depth, and a sale here depends more than usual on reaching the specific buyer who wants exactly this.

Usually, because the supply is genuinely limited and much of the frontage is already in commercial use. The qualifications are what sits opposite, what the bank is like in the wet season, and whether the aspect is protected. A view across the river is worth confirming from the property in both seasons if you can.
It is the right question to ask, and it should be asked of neighbours and of the municipality rather than of a seller. Levels vary along the bank and between properties, and past behaviour is the most useful evidence there is. Establish it before you agree a price, not during a survey.
Less than the map suggests for walking, more than expected in traffic. The Old City is a short walk over the Nawarat Bridge, which is why people choose this side. Driving across at busy times is a different experience, so test the crossing at the hours you would actually use it.
Ask what structural work has been done and whether it was permitted, since many of these buildings have been altered over a long life. Ask about the title and about any shared walls or access with neighbours. And establish what you may change externally, which in a historic quarter is a question for the municipality.
