Hang Dong is the district south-west of Chiang Mai, beyond the ring roads, and it is where the city stops being a city. The land is flat former farmland with the Doi Suthep-Pui range rising to the north-west, and the development pattern is gated housing estates connected by roads that were laid out to reach them rather than to link them to each other. Baan Tawai, the woodcarving and handicraft village, sits within the district and is the area’s best-known landmark.
The reason families choose this side of the city is schools. Several of Chiang Mai’s international schools are out here or on the roads towards Mae Rim, and a large part of the resident foreign population organises itself around that fact. The second reason is space: the standard product is a house on its own titled plot, often with a garden and frequently with a pool, at a size that is simply not available closer in.
The cost is a car. Nothing in Hang Dong is walkable to the Old City or Nimman, and daily life assumes driving. Buyers are Thai, British and Chinese in the main, weighted towards families and long-term residents, and they judge a property on the estate around it at least as much as on the house itself.

An estate whose maintenance has slipped drags every house inside it down regardless of individual condition, and it is the largest single variable in value out here.

A house on its own land is not covered by the condominium foreign-freehold route, so the arrangements depend on your circumstances and need proper legal advice. Get the structure confirmed by a lawyer before you commit rather than after terms are agreed.
It is worth establishing rather than assuming, because the land is flat and drainage is largely built by each estate rather than by the city. Ask neighbours who have been through a heavy season, compare the plot level with the road, and if the timing allows, view during or shortly after rain.
Longer at school-run times than the distance suggests, which is the answer that actually matters. Ask an agent to describe the journey at eight in the morning rather than at midday. A buyer relocating here will make that trip twice a day and will discover it for themselves quickly.
