Real estate agents in Nimman, Chiang Mai

Nimmanhaemin Road runs north to south a short distance west of the Old City moat, and the numbered sois that branch off it form the densest, most walkable grid in Chiang Mai. Chiang Mai University sits at the western end of the area and the Maya junction anchors the north, with the One Nimman development on the corner. Between them the sois carry cafés, small restaurants, design shops and co-working space at a concentration nowhere else in the city matches.

This is the one part of Chiang Mai where the standard purchase is a condominium rather than a house, and it is the direct consequence of the walkability: people buy here specifically to not need a car. The stock is mostly low and mid-rise, because building heights in this city are constrained, and the age range runs from long-established blocks to recent schemes on the sois further from the main road.

Demand is Thai and Chinese in the main, with a substantial remote-working and long-stay population alongside it. That mix makes the area unusually rental-driven for Chiang Mai, and it means a seller here is often pricing against what the unit lets for rather than against what houses nearby are worth. It also makes the area seasonal in a way the rest of the city is not, since a good part of that population leaves for part of the dry season.

Selling or buying in Nimman: common questions

  • Why is this the condominium pocket of a house market?

Because walkability is what the area sells, and a house on a plot cannot deliver it at this density. Buyers here are choosing to be within a few minutes of cafés, the university and the main road, and they accept a smaller footprint for it. Elsewhere in Chiang Mai the calculation reverses almost entirely.

  • Which soi a property is on — does it matter?

Considerably. The sois nearest the main road carry the evening trade and the parking pressure, while those further west quieten quickly. A few minutes of difference on foot changes both the noise at night and who wants to live there. Walk the soi after dark before deciding what a unit is worth.

  • How does the long-stay population affect selling?

It makes rental evidence central to your price. A large share of buyers here are investors weighing what the unit lets for, so a documented tenancy history is worth more than a well-presented empty flat. If yours has been let, gather the records; if it has not, expect the buyer to price on comparable lettings anyway.

  • Is the seasonality of the area a real factor?

It is, and it is worth planning around rather than ignoring. Part of the long-stay population leaves during the smoke period of the dry season, which affects both rental demand and the number of buyers physically in the city. Listing when your likely buyer is actually here is a straightforward advantage.

  • What should I check about the building itself?

Parking provision, the sinking fund, and how much of the block is let short-term. Parking is genuinely scarce in this grid and a unit with a dedicated space is a different product from one without. A building running heavily on short lets also feels different to live in, and some buyers rule it out on that alone.
