Real estate agents in Saraphi, Chiang Mai

Saraphi lies south-east of Chiang Mai along the old road towards Lamphun, and the road is the thing everyone remembers: a long avenue of mature yang trees that has survived on both sides of it. Behind that frontage the district is agricultural — longan orchards, fields and villages — with housing estates threaded through the parts nearest the city and the ring road.

Its position gives it two advantages that the other outer districts do not share in the same combination. The airport is on this side of the city, so journeys to it are short, and the road to Lamphun means the district faces a second town rather than only Chiang Mai. Against that, it is genuinely rural in places, and the difference between an estate a few minutes from the ring road and a plot deep in the orchards is very large.

Buyers are almost entirely Thai, and much of what trades is houses on their own land, with orchard plots and agricultural land alongside. That last category is a distinct transaction with its own title questions, and it is where most of the difficulty in this district lies for anyone who has not bought land in Thailand before.

  • How close is the airport in practice?

    Close, and it is one of the district’s genuine advantages over the outer areas on the far side of the city. The approach is on this side, which shortens the journey considerably. Whether aircraft are audible from a particular plot is a separate question and one to answer standing on it.

  • Is the district rural or suburban?

    Both, depending where you stand, and the distinction is the main thing to establish about any property here. Estates near the ring road function as suburbs of Chiang Mai. Plots further out among the orchards are rural in every practical sense, including services, and should be priced and marketed as such.

  • What should I check about services on an outlying plot?

    Water supply, power connection and legal road access, in that order, and whether each is already in place or would need arranging. Out here none of the three can be assumed. Establish what exists and what it would cost to provide what does not, because a buyer will.
