Chang Phueak is the district immediately north of the moat, taking its name from the gate in the middle of the northern wall. The gate itself is the area’s best-known point, largely because of the evening food market that has operated in front of it for decades, and the streets running north from there carry a mix of residential blocks, university accommodation and the everyday commercial businesses that serve them.
Two things anchor the area beyond the gate. The Chang Phueak bus terminal handles a good part of the regional traffic in and out of the city, and the Rajabhat University campus sits within reach to the north, which puts a steady student and staff population into the local rental market. Neither is glamorous, and that is broadly the point: this is a functioning Chiang Mai neighbourhood rather than a destination one.
The value proposition is proximity without the premium. The Old City is on the other side of the moat and Nimman is a short distance west, so a property here is genuinely central while being priced as though it were not. Buyers are overwhelmingly Thai, and the stock runs from condominium units near the moat to houses and townhouses on the streets further north.

Mostly the price and the building rules. The conservation and height controls that shape the Old City do not apply in the same way here, so the stock is newer and more varied, and it costs less for a similar distance to the centre. What you give up is the historic setting itself, which some buyers are specifically paying for.
It affects the streets immediately around it through traffic and early activity, and very little beyond them. As with any transport interchange, the honest assessment is made on the plot rather than from a map. A few streets away the area reads as ordinary residential Chiang Mai.
It is good for anyone selling to an investor and largely neutral otherwise. A reliable rental market close to a campus supports value and shortens void periods, which is what a buy-to-let purchaser is looking for. An owner-occupier may weigh the turnover differently, so it is worth knowing which of the two you are selling to.
Walkable to the Old City and to daily shopping, less so to Nimman, which most people reach by scooter or car. The gate market, local shops and the moat are all within an easy walk from much of the area. Anything further tends to involve a main road, so test the specific route rather than assuming.
The title type and the lane access, in that order. Land in Chiang Mai comes under several different title documents and they are not equivalent, so have the deed read properly. Then check whether the lane serving the house is public or private, because responsibility for maintaining it follows that answer.
