The Old City is the square inside the moat, roughly a kilometre and a half on each side, with the remains of the wall and its gates still marking the corners. Tha Phae Gate on the eastern side is the main entrance and the busiest point; inside, the street pattern is a grid of narrow lanes carrying temples, guesthouses, small hotels and a dense residential population. Wat Chedi Luang and Wat Phra Singh are both within it, and the Sunday walking street runs through the middle.
Property here is unlike anywhere else in the city because the setting is protected. Conservation and building-height controls apply within and around the walls, which is why the skyline inside the moat has stayed low while the rest of Chiang Mai has not. The consequence for a buyer is that the stock is largely older houses, converted shophouses, small guesthouse buildings and a limited number of low-rise condominium units, and that what you may do to any of them is a question for the municipality rather than for the seller.
What the area offers is a walkable historic centre that people genuinely live in, which is rare. What it costs is space, parking and flexibility. Buyers are Thai and British in the main, and they tend to be choosing the Old City deliberately over the easier options outside the moat, which makes them a small but committed pool.

That is a question for the municipality, and it should be asked before you agree a price rather than after. Conservation and height controls apply in this zone, and what is permitted depends on the building and its position. An agent’s reassurance is not a substitute for the local authority’s answer in writing.
It is one of the main practical constraints, and it affects value directly. The lanes are narrow, much of the kerb is spoken for, and a property with its own off-street space is a materially different proposition from one without. If yours has parking, it is worth leading with; if it does not, expect that to be the first question.
It concentrates in specific places rather than spreading evenly. The area around Tha Phae Gate and the Sunday walking street route are busy in a way the northern and western lanes simply are not. Within a few hundred metres the character changes completely, so judge a property by its own lane rather than by the Old City as a whole.
A smaller and more deliberate group than elsewhere in Chiang Mai — people who specifically want to walk to everything and accept the trade-offs that come with a protected historic centre. That makes for a narrower buyer pool and often a longer sale, which is a marketing consideration rather than a reflection of value.
Yes, and it is worth establishing early which you are selling. A building operating as accommodation raises licensing questions under Thai law that a private house does not, and the buyer pool changes with them. Ask what licences exist, whether they transfer, and what the position is if the buyer intends to continue operating.
