Thonglor is Sukhumvit Soi 55, running north from Sukhumvit Road towards Phetchaburi, with BTS Thong Lo sitting at its mouth between Phrom Phong and Ekkamai. That single road organises the whole market. A building near the bottom of the soi is a short walk from the skytrain; one near the top is a motorbike ride or a long wait in traffic, and the gap between those two experiences does not show up on a floor plan.

For decades this has been the centre of Bangkok’s Japanese community, and that shapes who actually transacts. Izakayas, clinics, groceries and language schools line the sub-sois, and Japanese corporate tenants underpin the rental market many owners here depend on. A good local agent will price that position honestly rather than describing everything as convenient.

  • Can a foreigner own a condominium here outright?

    Yes, subject to the national quota. The Condominium Act allows foreign buyers to hold freehold across up to 49 per cent of a building’s total saleable floor area, with the remainder reserved for Thai ownership. Popular buildings can reach that ceiling, at which point remaining units are available to foreigners only through a leasehold or a Thai company structure, both of which need proper legal advice.

  • Why do so many listings mention Japanese tenants?

    Because the demand is real and long-standing. The Japanese community has been established around this stretch of Sukhumvit for decades, supported by schools, employers and everyday amenities in the surrounding sub-sois. For an owner letting a unit, access to that tenant base is a practical advantage, which is why agents who have it tend to say so early.

  • What should I ask an agent before listing in Thonglor?

    Ask which buildings they have actually completed sales in, not which ones they have listed. The condominium market here is building-specific: layouts, management quality and remaining foreign quota vary sharply between projects on the same road.
