Sukhumvit is a road long before it is a neighbourhood. It leaves central Bangkok at Ploenchit as Highway 3 and carries on east far past the city limits, but the part people mean when they use the name is the inner run from Nana out to Phra Khanong. Everything branches off it as a numbered soi, odd numbers to the north and even numbers to the south, and an address here is almost always quoted as a soi rather than a street.
The elevated BTS Sukhumvit Line follows the road along that entire inner stretch, and the railway is the reason this reads as one market instead of six. Nana, Asok, Phrom Phong, Thong Lo, Ekkamai and Phra Khanong come one after another, so a tenant priced out beside one station moves a stop further out and keeps the same journey to work. Only at Asok does the underground cross it, where the MRT Blue Line passes beneath the junction.
The character shifts as you travel east without the market ever quite breaking. The western end is dense, transient and full of short-stay accommodation; the middle belongs to office workers and the interchange crowd; beyond that the sois widen, buildings sit further back and long-term households replace weekday tenants. Projects like Rhythm Sukhumvit 36-38 are named for the sois they stand between because that is genuinely how people navigate, while Noble Recole and The Emporio Place sit close enough to a station or a mall to be found without one.
Anyone selling the corridor as a whole is really selling half a dozen submarkets with different tenants, so the question worth asking is which stations an agent has actually closed near.

Both, depending on what you are searching for. It works as a single corridor because one train line links the whole of it and rents step down predictably as you travel outwards. It stops working as a single unit the moment you compare buildings, because tenant demand, building age and street life differ sharply between one station and the next.
Sois running off the north side of Sukhumvit Road carry odd numbers and those on the south side carry even ones, counting upwards as you head east. Several of the larger sois also have proper names, and a few have branch sois written with a slash. Knowing the parity alone tells you which side of the road an address sits on.
The BTS Sukhumvit Line runs directly above the road, calling at Nana, Asok, Phrom Phong, Thong Lo, Ekkamai and Phra Khanong across the stretch most listings refer to. Asok additionally connects with the MRT Blue Line below ground. Because the track follows the road itself, walking distance to a station is easy to verify on a map before you view anything.
Search by station if you commute, and by soi if you care about noise and traffic. Area names on this corridor are loose and overlapping, so two listings described as Sukhumvit can be a long way apart. The station name narrows it usefully, and the soi number tells you the rest of what the photographs will not.

Each building may transfer freehold title to non-Thai owners across no more than 49 per cent of its saleable area, counted building by building rather than across a developer or a district. Where that share is already taken, the alternatives are leasehold or a Thai company, and both warrant independent legal advice.
