Silom Road crosses Bang Rak District from Rama IV Road, at the corner of Lumphini Park, down to Charoen Krung and the river end of the old commercial city. Offices arrived here well before apartments did, and the street still behaves that way: bank headquarters and towers at the upper end, blocks of surviving shophouses in between, a Hindu temple at Sri Mariamman that predates most of it, and Patpong running off to one side after dark. BTS Sala Daeng sits at the top of the road with MRT Si Lom directly underneath, and the skytrain then runs above the road itself as far as Chong Nonsi before turning onto Sathorn.

For buyers this is one of the few central areas where residential and commercial stock genuinely compete for the same address. Condominiums such as Saladaeng One and The Room Sathorn-St Louis sit within a mixed fabric of offices, shophouse units and small retail, and plenty of purchases here are made for a business rather than a household. Demand is largely Thai and Chinese. The practical consequence is that an agent working Silom has to read two sets of paperwork and two sets of motivations, and the honest ones will tell you early which of the two they actually transact in.

    They are parallel roads a short distance apart, linked by a set of connecting streets, and listings routinely borrow whichever name sounds better. One building in the area record is even called The Room Sathorn-St Louis. Treat the area name as a rough guide only and check the actual road and nearest station on a map before drawing conclusions.

  • Is Silom a realistic place to live?

    Yes, provided you want a working street rather than a quiet one. The upside is being able to walk to an office, two train lines, markets and food at almost any hour. The trade-off is constant activity and limited green space beyond Lumphini Park at the top of the road, which suits some households and clearly not others.

  • Does Patpong affect the surrounding property?

    Its influence is local and largely nocturnal. The night market and bars occupy a couple of well-defined lanes off the main road, and the streets around them return to office traffic by day. Buildings a short walk away are barely touched by it, but anything overlooking those lanes deserves an evening viewing rather than a lunchtime one.

  • What should I know before buying a commercial unit here?

    That the checks are different from a home purchase. Permitted use, whether the property is registered as a condominium or held under a separate title, access for deliveries, and any restriction on trade type all shape what you can lawfully operate. Ask an agent to show completed commercial transfers nearby, not simply listings they have advertised.
